Unlike Limoilou (century-old plexes) or Charlesbourg (1970s bungalows), Val-Bélair is mostly made up of homes built after 1990, with a large share dating from 2005-2020. Typically: semi-detached or new single-family homes, 2 storeys plus a finished basement, attached garage, 5,000-7,000 sq. ft. lots.

Basements, and there’s a lot to clear. Val-Bélair basements are large and often fully finished — family room, extra bedroom, laundry room, sometimes a gym or games room. Cleanouts here usually run 1/2 to 3/4 truck ($349-$499).
