Val-Bélair, home to 25,000 residents, is one of the Quebec City sectors that has changed the most in the past 20 years. From an independent village to a fast-growing borough since the 2002 municipal merger, the area has been extensively built up with new residential developments.
A young, uniform housing stock. Unlike Limoilou (century-old plexes) or Charlesbourg (1970s bungalows), Val-Bélair is mostly made up of homes built after 1990, with a large share dating from 2005-2020. Typically: semi-detached or new single-family homes, 2 storeys plus a finished basement, attached garage, 5,000-7,000 sq. ft. lots.
Basements, and there’s a lot to clear. Val-Bélair basements are large and often fully finished — family room, extra bedroom, laundry room, sometimes a gym or games room. Cleanouts here usually run 1/2 to 3/4 truck ($349-$499). Typical accumulation: outgrown kids’ toys, sports equipment (Val-Bélair is an active area), and old apartment furniture kept since before the homeowners bought the house.
Garages, often double. Driveways are wide and double garages are common. Ideal for our work — the truck backs right up to the garage door, so we’re not hauling anything 50 feet.
Family-heavy demographics. Lots of young families with small children. A typical life cycle: bought the house 2005-2015, kids are teenagers now, and the family wants the basement cleared out for a redo — a home gym, a games studio, or a bedroom for a growing teen.
Access. Wide streets, no parking restrictions, good road access (boulevard Pie-XI, boulevard de la Colline). No logistical headaches. Our truck gets there easily from our warehouse, about 15-20 minutes depending on the exact sub-sector.
Airport nearby. A few sub-sectors close to the airport get noticeable air traffic, but it doesn’t affect our work at all.
